The Jewellery Quarter in Birmingham

 In 1998, the city council adopted a framework plan for the future development of Birmingham's Jewellery Quarter. This plan used mixed-use development and community-based design to promote the future of Birmingham's jewellery quarter. The plan was prepared by a team of consultants led by EDAW Ltd., commissioned by Birmingham City Council and English Partnerships. The Birmingham Jewellery Quarter Urban Village Framework Plan is one of several plans produced by the Birmingham City Council and its partners.

 

Attracting private investment

 Property values in the Jewellery Quarter in Birmingham are 177% higher than they were just 20 years ago. In fact, the city is one of the few in the country that is experiencing above-average house price growth post-2016. And it's only going to get better! As the demand for rental properties continues to grow, local landlords are confidently expanding their rental portfolios. In fact, one in ten Birmingham Jewellery Quarter landlords plans to increase their rental portfolios over the next 12-18 months.

 The Jewellery Quarter was established by Birmingham City Council and has been growing as a hub of creative industries. In recent years, it has attracted significant private investment, with numerous mixed-use schemes approved. As a conservation area, many of these projects are renovating existing buildings. This is great news for local residents as it means more investment in the area. But how can investors get involved? Conservation measures

 The current focus of the Birmingham jewellery quarter is on developing it as a creative enterprise centre, rather than a jewellers' quarter. The city has been working to attract private investment in the area through business rate relief and other incentives. A major project is currently underway to turn the former A.E. Harris jewellery factory into a dual-purpose industrial facility, which may include a museum and medical centre. These measures are designed to preserve the unique character of the Quarter while encouraging economic development.

 Several years ago, the city council commissioned a survey of the Jewellery Quarter and subsequently adopted a framework plan that uses mixed-use development, a community-led approach, and innovative approaches to regeneration. The project's first phase involved the training of twenty volunteers in the architecture of the Jewellery Quarter and recording the conditions of historic buildings. The training material was tested by volunteers, who conducted the survey independently. Once the volunteers had completed the surveys, specialist staff moderated each survey and gave feedback.

 

Growth of one-person businesses

The growth of one-person companies in the Birmingham jewellery quarter has largely been due to the recent decline in the price of gold. The price of gold had dropped to a level where it was easily accessible for most people, and it was also cheaper to mine precious stones. The area has become more diverse in terms of jewellery production, with one-person businesses becoming more common than ever before. Until the early 1980s, there was virtually no retail trade in the Birmingham jewellery quarter, but the growth of one-person businesses has been phenomenal.

 Although the area's population has decreased significantly in the last decade, many residents are still able to work from home. In fact, the city council has designated some of the Jewellery Quarter as a conservation area, which helps protect the ambiance of these buildings. A large proportion of the area is made up of residential properties, and the council is committed to fostering a sense of community. One-person businesses in the area are also much easier to start and run than their larger counterparts.
